Apartment first cutaway shell interpretation Reconcile east glazing readings, identify ceiling-step location and opening heads/sills, and confirm wall thicknesses and anchor placement. Front porch extent and garden stair registration Check west passage/kitchen levels and the lower three-step flight position against a tied sketch. East exterior terraces and stair placement Locate stair feet, turn and head on a sketch tied to house corners; measure widths, per-leg riser counts, landing dimensions and short-flight riser height. Left-turn arrangement is owner-confirmed; exact footprint remains provisional. First-floor balcony planter and ironwork detail Measure planter cross-section and ironwork members if detailing this balcony. Raised walkway clearance and bearing over the retaining wall and outside toilet Detail the timber depth, coping clearance and supports, including bearing onto the toilet perimeter walls, then confirm finished walkway and stair levels. House cutaways, split-level assignment and plan registration Owner visual review of the landing and which rooms are above it; map the four recorded ceiling zones onto the plan. Check the two stair registrations and actual landing/riser allocation; measure window sill and head levels. Check A00/A01 exterior registration without moving the upper tower wall inward and map ceiling-height transitions before interior setting-out. Record northeast tower column section and connections before detailing wall integration; owner has identified its alignment at the existing room-corner features. Alternative raised-deck stair layouts and extended rear terrace Choose a route after reviewing views; establish stair widths, bank profile, structural supports, solar clearance, landing/headroom and deck arrival/guard openings. Resolve west plot infringement by revising layout, never extending beyond boundary. Confirm paving falls and wall-base batter. Profile of the ground between the two walls tape Whether there is room behind the wall for the rear pads at all, and how far the deck can be pushed back. It also puts numbers on a-18, which currently has ONE measured point on the whole shelf. UPPER TERRACE — how far back it stands from the lower wall tape NARROWED 2026-09-19. The half about the rear bearing is gone — the rear is a column on a pad and meets nothing. What is left is one question and it is nearly answered: did any of the pits already dug land on or beside the block terracing rather than in ground? ev-123#r01 says nothing soft and the sides stand, which is what you would NOT get from a hollow block structure, so this is probably closed by the digging. Worth one look at where those pits actually were. CLOSED — UPPER TERRACE — level of its top surface against the pool coping laser-level DISSOLVED 2026-09-19. Its stated reason — 'THE DECK'S OWN LEVEL' — stopped being true. The deck is at 34.000 because the wall head is at 32.000 (ev-082#r01, measured) plus the 2.000 the owner set for the view and the solar band. It is NOT set off the 33.600 ground reading. What that reading still feeds is the REAR COLUMN LENGTHS, and those are ordered from the schedule and cut after each pad top is levelled — so the level comes out in the concrete. See a-25, which is what is left of this. West boundary wall: path level up to the top of the wall, at the hose reel tape a-17, and with it the whole west edge of the plot in the 3D model. 34 m of wall is currently drawn at a height guessed from this photograph. It also tells us how much the wall retains, which bears on what can be done along that boundary later. Absolute level of the paving immediately inside the gate laser-level Puts one absolute level on the east side. Every level down there is currently reached by adding and subtracting tape readings up a chain from the terrace, so a direct shot is the first independent check that chain has ever had. ABSOLUTE level of the frontage — shoot the COPING, not the pavement laser-level PUTS THE STREET IN THE DATUM, which regrades the frontage wall, the west steps, the garage and the passage from modelled to measured in one reading — everything currently grey in the 3D is grey because of this one number. It also closes con-13: the same setup that sees the coping sees across the garden strip that no tape can cross. Wall height above the road at STATION 1, the south-east corner laser-measure With c02, c03 and c05 this is a longitudinal section of the access road, referenced to the coping line. It is also the direct continuation of ev-035 c02 around the corner. Wall height above the road at STATION 2, the change in render laser-measure The middle point of the road's climb. Two stations give an average gradient; three show whether the road is a constant slope or steepens. Wall height above the road at STATION 3, the north end of the wall laser-measure The top of the road climb, and the level at which the east side arrives at the apartment end. This is the reading that reaches route_east flight-1. Layers Terrain modelled
IGN 5 m bare-earth grid (ev-033), ±1–2 m. It smooths through every terrace and step on
this site — including all of the west route.
It also passes through the house , which is correct rather than a
glitch: bare earth means buildings are removed and the ground interpolated beneath
them, so the surface you see under the block is a guess about soil, not a floor.
The plot 1 Cadastral parcel surveyed Surveyed boundary, stated to 6 mm (ev-016). DRAPED on the terrain, so its plan position is the most certain thing in this scene and its height is the least — the two are not the same claim. a-09
The house 6 House envelope — footprint × storey heights derived Footprint 100 mm (ev-019), extruded from the sotano floor 23.620 m to 32.300 m. That top is the interior ceiling, and it is within 10 mm of the MEASURED eaves soffit at 32.310 (ev-064) — so the block reaches the eaves. OFF BY DEFAULT: it hides the three registered floor plans and the roof, which say more than it does. Turn it on to see the building's overall bulk; leave it off to see inside. Street garage modelled Internal height 2300 mm, measured (ev-062#r05). The FLOOR is not measured — it is taken as the kerb at the garage, derived from the one assumed street level and the measured wall heights, so it moves with the rest of the frontage rather than floating on its own terrain sample. Note also that the door opening reads 2360 from the pavement against 2300 inside; the 60 mm is unexplained. And the garden sits on top of this building, so its roof is a garden level, not a roof. a-01 a-11 South frontage wall modelled ONE WALL, 21.22 m from the western plot vertex to the corner, with the gate and garage cut out of it. Every horizontal dimension measured: 1.05 margin, 1.695 gate, 2.17 wall, 3.78 garage. The coping is LEVEL and the base falls 370 mm — from the measured 3.63 at the gate post and 4.00 at the corner, not from the terrain, which claims 980 mm and is good to metres rather than millimetres. GRADED MODELLED for one reason: the whole wall's height above sea level is pinned to the terrain grid, because street level is not in the datum. The GATE HEAD IS ASSUMED at 2360, the same as the garage's measured head — nobody has measured it. And the run east of the garage assumes the wall follows the plot line; ev-035 c01 would test that. a-01 a-02 a-03 a-04 a-06 Tower — legacy solid envelope (reference only) derived The Salon's OUTER faces, 5.78 x 5.54 m, off the A01 walls. It was drawn on the room's INNER faces (5.18 x 4.83) until 2026-08-26, so the block stood inside its own walls and the roof sat on the plaster. The room inside comes to 25.0 m2 against the sheet's 25.73, which is the 3% check that this is the right room. Extruded from the planta alta floor to the 4150 ceiling (ev-061#r04), top at 33.850 m. THAT IS A CEILING, NOT A ROOF: the tower's own eaves are estimated about 1.5 m above the main eaves and have never been measured. a-08 a-12 Main roof — ridge east–west modelled Eaves at 32.300 m — MEASURED (ev-064). Owner-reported horizontal overhang 400 mm on every side (ev-129#r01). Wall extent 6.2 x 12.2 m, from the registered A01 enclosed wall band — the footprint is 188 m2 and includes both open terraces, which this does not. RIDGE RUNS EAST-WEST because the roofed block is wider that way; the bounding box had it north-south and that was the terraces' doing. Hipped over 3.1 m, so at 30% the ridge sits 0.93 m up at 33.23 m. APPROXIMATE AND MEANT TO BE: the real roof is multi-facet with flat sections (ev-066), and how it meets the tower is still open. a-13 a-14 Tower roof — four pitches to a point modelled Four pitches to a point, as described. Footprint follows the corrected tower exterior, with owner-reported 400 mm overhang (ev-129#r01). Existing provisional eaves/apex levels retained; pitch awaits verification. Eaves at 33.85 m (a-12), apex at 34.57 m from the same 30% pitch. CHECKED: the apex sits 684 mm above the tower room's measured 33850 ceiling — ordinary roof void, and a much shallower pitch would put it beneath the ceiling, which is impossible. a-12 a-13
Registered drawings 4 Apartment plan (planta -1) modelled Linework from ev-030, placed at the storey's floor level. A POSITIONED GUESS, NOT A REGISTRATION. The apartment has no surveyed outline, so this is placed from a single owner-identified feature using room-label centroids at both ends - each of which is only roughly where the pillar actually is. Expect to be metres out, not millimetres. It exists to be looked at and corrected: change target_anchor_mm in the job and re-run. Do not measure anything off it. POSITION IS ASSUMED from a feature anchor, not survey-fitted; dimensions within the source drawing and absolute placement have different certainty. Ground floor plan (planta 00) derived Linework from ev-003 p21, placed at the storey's floor level. Ground-floor wall linework registered onto the cadastral footprint. ABSOLUTE accuracy is bounded by the target, not by the residual below: ev-019 states the footprint to 100 mm, so treat this geometry as ~100 mm. Good enough to design against and to locate rooms; not a setting-out drawing. Placement is bounded by the cadastral target accuracy. A01's pool — superseded, see conflict-8 derived How sheet A01 draws the pool: 4 segments, 650-780 mm from the surveyed outline and running off the top of the sheet. conflict-8 ruled for the survey — coordinates beat a drawing. OFF by default so the model shows one pool, kept so that ruling stays visible rather than being quietly applied. First floor plan (planta 01) modelled Linework from ev-003 p22, placed at the storey's floor level. First-floor wall linework, anchored on the stairwell rather than fitted. The first floor has no surveyed outline of its own, so a fit could only pull it towards the ground-floor walls; the stair is a physical constraint instead. The two approaches land 655 mm apart and the anchor is the better of the two even judged on wall agreement (172 mm against 265 mm) — which is a real check, because the fit never looks at the stair and the anchor never looks at the walls. POSITION IS ASSUMED from a feature anchor, not survey-fitted; dimensions within the source drawing and absolute placement have different certainty. The competing pool outline is a separate layer, off by default. conflict-8 remains open about house/pool absolute alignment.
Raised deck surface 1 Upper deck — walking surface derived The retaining wall's SOUTH face offset 3850 mm into the hillside — the wall's own 350 thickness plus the 3500 reach the owner measured at every metre from its BACK edge (ev-107#r03), set back 599 mm at the front so the solar panels below are not shaded, and clipped 300 mm short of the plot boundary. It stops at the dog-leg's own beam line and at 9.88 m, where the shelf narrows (ev-107#r05). Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. solar 1 Solar band — panels leaning back off the wall head modelled The space the solar panels occupy under the deck's front edge: the wall's south face out to the deck's front edge at 599, which is exactly what a 1750 panel at 70 degrees leans back. It rises 1644 into a 1670 gap, so it stands on the wall head with 26 mm to spare. THE BAND IS NOT 400 MM TALL — 400 is how much the deck was raised to make room for it (owner, 2026-09-08), and the band is the whole gap. Drawn as a tilted surface shared by all 3D emitters. Panel thickness is unknown. Cell and frame texture is illustrative only, not a module layout or specification. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. steel 6 Edge beam — IPE160, front (2) modelled IPE160 running the deck's length, 9.40 m, STRAIGHT — it never meets the wall's 7.8 degree bend, because the timber above absorbs it. On 4 columns at 2.39 m centres, running 1535 west to the raker it frames into and 750 past the eastern column so the end joists have two bearings. Deflection sets this section, not strength: the bay wants 76 cm4 and IPE160 has 869. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. Edge column — SHS 100x100x5 (10) modelled Under the front edge beam, 1.29 m out from the wall face at chainage 1.82 m. EIGHT OF THESE REPLACE NINETEEN, which is the point of the scheme — every one is a hole in ground nobody has measured. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. Edge column footing (10) modelled Pad under edge column 1, 500 square by 500 deep. THE PLAN SIZE IS DESIGNED — sliding sets it and uplift verifies it, 36.8 kN of restoring against 15.8 to 41.2 of suction depending on which canopy coefficient applies. THE DEPTH IS STILL OPEN and waits on a trial pit (a-24); it is also the dimension to grow if the engineer takes the worse coefficient, because depth adds weight and face shear without widening a hole dug in rock. These carry about 2.4 times what the nine-beam scheme's pads did, because there are eight of them instead of nineteen. That is the trade the owner chose: fewer holes, each of which can actually be investigated. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Braced bay — SHS 60x60x3 diagonal, front to rear (5) modelled One of four transverse braced bays taking wind ACROSS the wall — about 7 kN at deck level shared four ways, so 1.75 kN a bay and 2.5 kN axial in a diagonal at 45 degrees. SHS 60x60x3 carries about 82 kN at this length, so the steel is nowhere near the limit; the pad under it is what governs, which is why the pads are 500 square. Drawn as the existing proposed diagonal section between bay corners. Direction and end connections are diagrammatic; gussets, end cuts and bolts are not modelled. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. Longitudinal braced bay — SHS 60x60x3 diagonal, along the deck (2) modelled One of two bays braced ALONG the deck, between front columns 1 and 2. Added 2026-09-14: there was no lateral system in this direction at all, and ev-023 puts the site at ac 0.13 g with a base shear near 14.6 kN. The two outer bays rather than the middle, so the pair also resists twist. Drawn as the existing proposed diagonal section between bay corners. Direction and end connections are diagrammatic; gussets, end cuts and bolts are not modelled. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. West raker — IPE140 on the boundary derived The diagonal edge member along the west boundary, 3712 mm. ev-111 section 3: the primary beams stay PARALLEL and the timber above makes the acute edge, so this is the one member that follows the boundary and the triangle west of beam 1 frames onto it. Drawn in the discussion set at rev Q and lost when the deck was regenerated from the wall — the owner asked where it had gone. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. Stairs & walkway 3 Flight 1, terrace to the wall head — riser (14) derived Flight 1: 15 risers at 170, rising 2550 from the terrace to the raised walkway over 4060 mm of run, on the wall's terrace side. IT CLIMBS EAST TO WEST ALONG THE WALL and lands at the junction — the toilet's west face — where the walkway begins and bears LEFT around the corner as run 4 turns onto run 3, a 41 degree turn. That is the owner's own reading of the route and it is what the discussion set drew: "running along the wall rather than across it". It was briefly built climbing PERPENDICULAR across the terrace instead, on the strength of an arithmetic error — the wall was counted as runs 2 and 3 only, 16379, leaving out run 4's 3200 and the low wall beyond, which produced a false finding that the access was 4.5 m too long to fit. The wall is 19579 and it fits. It passes the outside toilet rather than bearing on its roof (ev-111 s15), and lands on the continuous walkway at 32150, with its underside clearing the coping (a-28). a-28 Flight 2, wall head to the deck — riser (10) derived Flight 2: 11 risers at 168, rising 1850 from the wall head to the deck over 2900 mm. UNLIKE FLIGHT 1 THIS ONE IS PLACED BY THE GEOMETRY: it occupies the gap between the deck's east end and the walkway's west end, and that gap is computed from this flight's own run rather than reserved at a stale 2600. Upper deck — walkway, stair head to stair foot derived ONE walking surface 1200 mm wide from the head of flight 1 to the foot of flight 2, at 32150 throughout. West over the outhouse roof to chainage 15769, where its south edge leaves the roof; a 1200 mm turn left onto the far side of the wall; then south-west over the retained ground, and the wall's own 350 mm top where the shelf is thin, to flight 2. It replaces landing-1 and walkway-1, which were one thing modelled as two. a-28 timber 1 Deck joist — 45x220, square to the beams (24) derived 45x145 treated softwood SQUARE TO THE BEAMS at 0.46 m along the deck, 820 mm long. It spans 900 between bearers, and the boards span 460 between joists. EVERY BOARD END JOINT MUST LAND ON ONE OF THESE, so this spacing is not free to change once a board length is chosen — see the schedule. Owner selected 2026-09-23: provisional 1100 mm east extension along beam axis; five aligned support pairs. Frame/bracing geometry is a design study; connections and lateral stability unverified. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. Balustrade 6 Balustrade END post — SHS 60x60x5, takes the cable tension — deck front edge, over the solar band — bolted to the side of a joist (12) derived deck front edge, over the solar band — bolted to the side of a joist. 12 posts at 889 mm centres over 9775 mm. ev-111 s12: 50 square, dark, horizontal T316 cable, 1100 high. SIDE-MOUNTED so nothing penetrates the deck boards, which is why this is drawn from the framing's underside and not from the walking surface. On the deck front that means BOLTED TO THE SIDE OF A JOIST — there is no perimeter beam there and never was. The cleats go in BEFORE galvanising. Top rail — SHS 60x40x4 with a hardwood cap — deck front edge, over the solar band — bolted to the side of a joist (27) modelled STRUCTURAL, NOT A HANDHOLD: it takes about 5 kN in compression, holding the two end posts apart against the pull of the cables, and the end posts are SHS 60x60x5 rather than 100 square only because it is there. Continuous along the run and bearing hard against the post at each end. Steel between the posts with a HARDWOOD CAP on top (owner, 2026-09-16) — steel because the connection into an SHS post wants steel, because cable tension is permanent and timber creeps, and because the cap can then be replaced without touching the structure. 60 wide to match the end post's face; the section is set by the cap, the hand and the post, NOT by capacity, which it exceeds roughly thirty times over. Drawn one segment per bay between post stations so it cannot drift off the thing it guards. deck front edge, over the solar band — bolted to the side of a joist. Balustrade post — deck west edge, on the raker (4) derived deck west edge, on the raker. Post 2 of 5. Balustrade END post — SHS 60x60x5, takes the cable tension — flight 1, outer side — 15 risers with the terrace 2.55 m below (5) derived flight 1, outer side — 15 risers with the terrace 2.55 m below. 5 posts, 1100 above the walking line, ev-111 s12. AN END POST: it terminates a cable run and takes the tension of all ten cables against the top rail, so it is SHS 60x60x5 and not 50 square timber. NOT side-mounted to a frame like the deck's: these bolt to the flight’s stringers. Balustrade END post — SHS 60x60x5, takes the cable tension — flight 2, outer side (3) derived flight 2, outer side. 4 posts, 1100 above the walking line, ev-111 s12. AN END POST: it terminates a cable run and takes the tension of all ten cables against the top rail, so it is SHS 60x60x5 and not 50 square timber. NOT side-mounted to a frame like the deck's: these bolt to the flight’s stringers. Balustrade post — walkway, exposed south edge (4) derived Walkway south edge. Post 2 of 6. Walls, steps and the west route 60 Outside toilet measured Set into the 139 degree corner where the wall turns east along the northern perimeter. The retaining wall forms two of its faces: run 4 is its NORTH side for 1400 (ev-107#r07), run 3 its WEST for 2000 (#r11). The south is the measured 2300 (#r10). The east then CLOSES AT 1447 against a measured 1500 (#r09) — -53 mm, on a side taped against a leaning stone face (#r12). Corroborated independently: run 4 is 3200 long and #r07's 1400 plus #r08's 1800 of high wall east of the toilet is 3200 exactly, from a different chain of readings. a-28 Pad under the foot of flight 1 — 1400 x 350 x 350 deep derived The foot of flight 1 lands on GARDEN — dirt, with nothing to bolt to (owner, 2026-09-14). A strip 1400 x 350 and 350 deep, or deeper until it is on undisturbed ground, carrying both stringers on 200 x 200 x 10 plates with two M12 resin anchors each, and reaching past the end post so that takes a plate on the same pad. IT IS A BEARING PAD AND NOTHING MORE. The stair puts about 5 kN on it, which is 11 kPa against 290 on the weathered rock of ev-023 r22 and 100 to 150 on a cautious residual soil; and the end post has no base moment now that there is a top rail, so its horizontal 5 kN goes sideways into the stringer, which is bolted at its head to the toilet beam. It was drawn at 1650 x 450 x 400 while the post was still a cantilever. ITS TOP IS THE FINISHED LEVEL OF THAT AREA and that has to be decided before the stringers are cut: risers in a flight must all be equal, so any finish laid later comes straight out of the bottom riser. West steps — lower flight (8) derived Eight risers at 180 x 295 (ev-042#r10, #r11), 1335 wide (#r13), stair inboard with the beds against the boundary. Starts 3.33 m from the frontage wall (#r14). a-01 Raised bed — lower tier (2) derived Heights 1150 then 1470 (ev-042#r06, #r07) — the second is an ADDITIONAL 320 above the first, not a bed of 320. a-01 a-05 Landing between the flights derived The 1.58 m landing (ev-061#r07). Drawn because leaving it out made the upper flight look like nine risers. a-01 West steps — upper flight (8) derived Eight risers, stair and beds swapping sides from the tier below (ev-048). a-01 Raised bed — upper tier (2) derived Heights 600 then 1680, cumulative (ev-042#r08, #r09). a-01 a-05 Top landing derived Top landing, 1.76 m deep (ev-061#r04). a-01 a-21 Last two steps to the garden — riser (2) derived RISING EAST out of the top landing (owner, 2026-08-24), completing 8 + 8 + 2 = 18 risers. ev-048 draws them spanning the landing and running north past the end of the east wall, which is where the wall stops. Their width is the landing's 1.76 m off the sketch, and the sketch is explicitly not to scale. a-01 West boundary wall derived The plot BOUNDARY wall, 420 measured (ev-042#r16); its west face IS the surveyed plot line. TOP IS LEVEL at the frontage coping, 3630 above the kerb (ev-034#r01, a-02) — 3.63 m over the path at the gate, 0.39 m at the top landing, about 2.0 m midway, which is what ev-044 shows. a-01 Passage east wall derived The garage's west wall, 300 measured (ev-042#r17), running only as far as the garage does — 10.91 m along the boundary (ev-019). Top level with the frontage coping, which is the parapet of the garden on the garage roof. a-01 North-west retaining wall — run (5) derived The terrace's west edge, off the registered A01 linework. It STANDS ON the terrace at 29.600 and rises 2400 (ev-082#r01) to 32.000, holding up higher ground to the north-west. 350 thick at the top (ev-068#r02), thickening at 364 mm per metre of height to about 1186 at the base (ev-119#r02, #r03). THE EXPOSED FACE CARRIES THE BATTER — ev-107#r12 saw it lean back as it rises and ev-115#r02 confirms that is DESIGN, not movement, which contradicts ev-068#r04's inference that the batter sits on the buried face. 350 is still what is DRAWN, because that is the top and the plan line is the top's face: where the wall meets the terrace it stands up to 836 mm further out than this line, and the outside toilet stands against that face. a-18 West boundary wall — north of the route (11) modelled Provisional lower boundary-wall interpretation (420 thickness from ev-042#r16), stopped at the projected southern endpoint of the separate upper retaining wall to avoid duplicate masonry. ev-096 and ev-108 show fencing and a bank near that transition: the exact end of lower solid masonry remains unknown (a-17). Modelled extent: 27.3 m of it, in 2 m panels each sat on the terrain beneath it. THE LINE IS SURVEYED TO 6 MM AND THE HEIGHT IS A GUESS: 1800 above local ground, estimated off ev-044, recorded as a-17 and the weakest thing in this scene. Owner correction 2026-09-21: continuation capped at lower retaining-wall top / solar base; higher detached blocks do not exist. Terrain intersection is provisional, not a surveyed bank profile (a-17). a-17 Proposed cross-strut — SHS 60 x 60 x (5) modelled Stability study 2026-09-23: explicit horizontal bracing proposed; flats work in tension only, paired for load reversal. Non-stair engineering development: proposed 45 x 220 C24 joists, with the existing paired tub members retained. Steel lowered 75 mm to preserve walking level. Candidate member checks in tools/deck-member-closure.ts; edge joints, restraint and full frame/foundation combinations remain open. Not fabrication geometry. a-36
Pool and rear pergola 3 Existing pool — measured water derived Water dimensions and uniform surround: ev-124#r01-r03. South water edge 5100 mm from first-floor rear wall, as recorded in conflict-8 and authorised by owner. Lateral centre retained from survey; rectangular and parallel to house. a-34. Plan surface at coping datum; water freeboard unknown. Survey outline is neither measured water nor complete surround. a-34 Pool — white surround (4) derived Water dimensions and uniform surround: ev-124#r01-r03. South water edge 5100 mm from first-floor rear wall, as recorded in conflict-8 and authorised by owner. Lateral centre retained from survey; rectangular and parallel to house. a-34. Plan surface at coping datum; water freeboard unknown. Survey outline is neither measured water nor complete surround. a-34 Rear pergola column (4) measured PLACED FROM THE TAPE, NOT FROM A01. 4125 mm to the centre from the first floor's rear wall — the owner's 4 m to the near face at all four columns (ev-109#r03) plus half the measured 250 diameter (ev-109#r01). A01 draws them 1.67 m nearer the house and 297 across; both are superseded, and the circles are most likely a proposed pergola rather than the built one. SPACING ALONG THE WALL is still A01's 3.9 to 4.1 m centres and is UNVERIFIED — one tape between two columns would settle it. Height 2300 clear to the underside of the beam (ev-082#r02); the 260 beam above is not modelled. See conflict-12. Pool geometry now uses ev-124 water dimensions and the recorded 5100 mm wall clearance; the previous surveyed-outline overlap is superseded. Absolute placement remains open in conflict-8.
Apartment — cutaway 11 Apartment — drawing footprint, east edge provisional modelled ev-030 page 2, outer wall strokes selected from the registered vector cache. Feature-anchored position remains assumed. a-30: cutaway interpretation; ceiling surface uses provisional uniform lower height; north opening not cut because its head/sill are not established. East glazing is a separate approximate as-built interpretation, as built differs from the drawing. Not a finished as-built shell. a-30 Apartment — east glass curtain, approximate as-built position modelled Eastward offset from ev-030#r01 owner correction; approximate length from ev-030#r04. Southern endpoint follows the drawn inner south face; northern endpoint is derived from that assumption and remains unresolved against the office return. The old pier and separate door are not reproduced. a-30: full-height diagram uses the lower measured ceiling, not a measured glazing head. No frame sections, panel count or opening mechanism is implied. a-30 Apartment — bedroom sliding screen, schematic modelled Bedroom screen extent selected from page 2; pages 4 and 6 establish glazed joinery rather than masonry. Page 6 design height is not substituted for the corrected measured room height. Decorative arches and individual panels are not yet modelled. a-30: full-height diagram uses the lower measured ceiling, not a measured glazing head. No frame sections, panel count or opening mechanism is implied. a-30 Apartment — provisional infill floor to moved glazing modelled a-30: floor infill to the shifted glass, using its provisional endpoints. This is a surface only, not a slab thickness or structural claim. a-30 Apartment — bathroom / bedroom partition (3) modelled Paired partition faces selected from page 2 vector linework after visual review of pages 1–5. Owner notes confirm the internal layout; a-30 retains assumed placement and uniform lower ceiling height. Bathroom doorway remains open; no invented lintel or door height. Bedroom sliding screen not represented as masonry. a-30 Basement south window — wall below opening modelled a-30: opening occupies the south plan gap; wall thickness follows adjacent shell. Outside garden level requires endpoint confirmation. a-30 Basement south window — 1 m down from top modelled a-30: owner-reported opening height. Width from south gap in registered apartment plan. Head follows provisional ceiling plane; frame and opening mechanism unknown. a-30 Apartment cutaway wall (8) modelled ev-030 page 2, outer wall strokes selected from the registered vector cache. Thickness transferred from the paired west wall faces; uniform thickness elsewhere is an assumption under a-30. a-30 Apartment — drawing footprint, east edge provisional — ceiling modelled a-30: measured height transferred to the selected room footprint; ceiling-zone boundaries remain provisional. Finished ceiling surface, not a structural slab. a-30 Apartment — provisional infill floor to moved glazing — ceiling modelled a-30: measured height transferred to the selected room footprint; ceiling-zone boundaries remain provisional. Finished ceiling surface, not a structural slab. a-30 Exterior wall band between apartment and ground floor (12) modelled Owner 2026-09-22: close exterior between basement and ground floor. Apartment registered perimeter continued from provisional ceiling plane to nearest ground-floor exterior wall base. Split-level boundary and footprint registration remain provisional; no structural thickness inferred. Openings below the ceiling remain clear. Owner correction: where exterior paving covers this band, cap it at that paving level, not indoor floor level. Southern garden approach treads and front porch also constrain it; portions entirely above those surfaces are omitted. a-30 a-31

East terraces and stairs 35 East route — apartment descent, provisional tread (6) modelled a-32: provisional east route, interpreted from ev-032, ev-079, ev-080, ev-134 and ev-135, with the owner confirming on 2026-09-21 that the uphill route starts farther east and turns left towards the house. Upper/lower endpoints of the main flight use the recorded rear-terrace level and 3000 mm drop. Width 1400 mm, landing depth 1400 mm, short treads 300 mm, short rises 170 mm, eight steps per upper flight from ev-136#r01, interpreted as eight equal rises each; east offset follows eight illustrative goings and horizontal placement are VIEW ASSUMPTIONS, not measurements. Owner arrangement correction 2026-09-22: both upper flights share the same illustrative going; intermediate steps span from the southeast room external face to the outer stair edge, with the top step at the east window’s north jamb. The higher terrace returns south beneath that window to the room’s north wall, forming an L-shaped edge. Lower terrace extends to house frontage and the five-step garden approach. Owner correction 2026-09-22: garden flight foot provisionally flush with south house wall, run north over apartment wall; southern terrace and garden stair widths reduced by about one third as a visual estimate, reserving boundary-side space for apartment access shown in ev-032. Southern terrace flares to the previously established broad middle steps; exact outer-edge alignment remains assumed. Owner follow-up 2026-09-22: garden flight shifted one illustrative tread south to clear apartment roof. Adjacent apartment descent runs north to recorded apartment floor level; six steps confirmed by ev-137#r01, final tread north edge approximately 300 mm south of apartment south wall per ev-137#r02 (house south-wall station used provisionally for that wall), with equal calculated rises, 300 mm going and same illustrative width as garden stairs. Exact flight and landing dimensions remain unmeasured. Six rises imply 270 mm from current provisional garden height: unresolved level discrepancy, not measured riser height. Owner correction 2026-09-22: basement foot uses the eastern south return (apartment-shell-4), not the tower south wall; final riser bottom meets apartment floor, last tread is one rise above. Upper L-flight shifted south with its north arrival edge at the easternmost pergola pillar south face. Clearances remain illustrative. Latest owner correction 2026-09-22: lower terrace eastern edge runs parallel to house at constant southOuter; middle steps share that narrower width. Upper terrace widens only beyond their top at the window jamb. Supersedes the previously assumed flared lower edge and broad middle flight. No structural slab thickness is implied. Corner correction: continue the complete existing wall footprint down to lower side-terrace datum, including behind stair ends. No wall plan position changed. a-32 Southeast room — continuous terrace-level wall base modelled a-32: provisional east route, interpreted from ev-032, ev-079, ev-080, ev-134 and ev-135, with the owner confirming on 2026-09-21 that the uphill route starts farther east and turns left towards the house. Upper/lower endpoints of the main flight use the recorded rear-terrace level and 3000 mm drop. Width 1400 mm, landing depth 1400 mm, short treads 300 mm, short rises 170 mm, eight steps per upper flight from ev-136#r01, interpreted as eight equal rises each; east offset follows eight illustrative goings and horizontal placement are VIEW ASSUMPTIONS, not measurements. access alternatives 17 A — Landing at foot of uphill flight modelled ACCESS CONCEPT ONLY, owner requested 2026-09-21. Width 1200 and going 290 are inherited illustrative design modules, not measurements. Lower-flight clearance is provisional. B uses the owner’s provisional maximum 300 mm FRONT-face setback, not total wall thickening, plus deck setback: no additional walkway. Front batter is not measured. Its compact landing meets both flights directly. Owner proposes a wall-side stringer and progressively longer tread boards: outer edge stays straight, wall-side tread edges widen with the extrapolated batter. Stringer section and fixings are unresolved. Other concepts retain the illustrative 1800 offset. Flight counts derived to approximate existing rise. Support, bank excavation, solar clearance and guarding unresolved. a-28 a-36 A — Uphill flight (10) modelled ACCESS CONCEPT ONLY, owner requested 2026-09-21.
